Pre-Sale City Required Inspection Reports

Pre-Sale City Required Inspection Reports are the topic for today’s video. While the number of cities that do require a property inspection report are far and few in between especially with all of the cities that we do have in California.  It is worth a video in that, cities in Los Angeles, San Bernardino, Orange, San Diego and Riverside counties can require property inspection report.

Some cities do give a grace period for the report to be completed, after the close of escrow or the transfer of the property from one owner to another. This will sometimes include transfers done between family members. ie: parents to children, grandparents to children or sibling to sibling. Keep in mind that the city requirements or grace periods vary by the specific city.  I say that because there may be some city’s that do not have a grace period.

What do the city inspection report require? Some cities are looking for easy items like, low-flow toilets or Water Heater strapping and Smoke detectors.  Other cities are looking for un-permitted additions or changes to property.  This can include a Garage where there was a carport or a patio cover where there was just a slab of concrete. Maybe the previous owner did not add square footage to the home but just changed the floor plan by taking out a bedroom in exchange for a bathroom and closet combo or one or the other.

We are buying properties from a lot of investors.  Some of the investors are not willing to get the city report done and making it the responsibility of the buyer. Which is fine however with these inspections there can be a lot of fees that are involved.  Maybe a call to the city prior to submitting your offer to understand the process and know what it is going to in tale after escrow is closed. This will help you better set up the budget correctly.  The numbers start adding up with an inspection fee, a possible demolition permit, etc. I would urge you to discuss with your Realtor or call me and I can give you a list of cities and help walk you through the process.

Do you have to do the city inspection report? That is totally your call however, there is something to be said for honesty and my clients and I like to sleep at night, so we do the city inspections.
